Information for Tenants

From the moment you contact us to arrange to view one of our properties, we are here to help you.

 

Viewing appointments are available from Monday to Friday between 9.30am & 4.45pm.
Should you decide to proceed with a property after you have viewed it, the following gives you information in relation to our referencing and move in process.
Should you decide to proceed with applying for one of our properties, the following is required.

 

CALL OR E-MAIL OUR OFFICE: 

-This is to confirm that you would like to be considered for the property. 
-We will then email you a short questionnaire to complete which provides us with basic information to pass onto the Landlord. 
-You will need to reply to this email as soon as possible with all of the information and identification documents requested. The identification documents required will be as follows:  
Passport (even if its out of date);
Photographic Driving Licence;
Utility bill with your current address dated within the last 3 months.                                                                                   


WE WILL DISCUSS YOUR APPLICATION WITH THE LANDLORD:

-We will pass on your information to the Landlord providing them with details of their potential new Tenants.
-The Landlord will then (hopefully) approve the general information which allows us to proceed with the formal application.
-Should you not be successful, we will email you to advise and any information you have supplied will be deleted.

 

PAY THE APPLICATION FEE BY DEBIT CARD: 

-On approval from the Landlord, we will request an application fee of £100 (inc vat) per Tenant. 
-All Tenants (Age 18+) must be referenced and therefore pay a fee. 
-Once the full application fee has been paid, the property will be held while the referencing is undertaken. 
-We will email links to all applicants which will take you to the online application forms.
-The information you supply will enable formal credit checks, Landlord checks and financial checks to be carried out.
-We use an external referencing agency (Rentshield) to carry out the referencing checks.
-If a Guarantor is required an additional fee of £50 (inc vat) will be required.    
-A Guarantor may be required if the applicant(s) have insufficient income, adverse credit or are in temporary / probationary employment.
-A link will also be sent to your Guarantor (if required) to enable their information to be submitted. 
-Financial and credit checks will be carried out on the Guarantor.
-Should an application be declined by the referencing Agency, we are unable to refund the application fees.

-Most applications are successful although reasons for declining an application include the following:-
Adverse credit history; Temporary employment (less than 6 months); Problems with previous Landlord reference;
-Insufficient income (please refer to the chart below);

PAY THE DEPOSIT: 

-When the referencing is complete, we will email you to confirm.  
-If your application is successful, you will need to pay your full deposit at this point by bank transfer.
-When the deposit has been received, the Tenancy Agreement with other correspondence will be e-mailed to you.

 

MEET A MEMBER OF OUR STAFF AT THE PROPERTY: 

-A member of our team will meet you at the property to issue the keys, record the meter readings and ask you to sign
the paperwork. 
-All Tenants need to be at this appointment. 
-Your first rental payment will be due by Bank Transfer no later than the move in appointment. 
-Subsequent rental payments will be on the same day of the month as the Tenancy start date by Standing Order. 
-Generally, pets are not accepted, if you have any pets the details must be stated before you pay your application fee.  
-Photographic and written inventories will be recorded when you move into the property. 
-The Tenant is required to obtain and maintain a policy of insurance to provide a suitable level of cover for accidental damage to the Landlord’s fixtures, fittings, contents and furniture at the property as described in the attached inventory; and upon request, provide the Agent with the copy of the insurance certificate and consent to divulge any notice of cancellation.
-The Tenancy Agreement will usually be for an initial period of 12 months which will continue until written Notice is served by either party.
